I inspected a property recently and when I asked the agent for the comparable sales in the area she said she would post them to me. They arrived today and they are for sales 2 years ago!! The property is in Sandy Bay, Hobart, Tasmania.
The agent advised me this is how she and the owner came to the asking price.
The 4 comparable properties all have stunning water views and the property we inspected has none. The 4 comparables were built in 2003 and sold between June and August 2004.
Are they really comparable sales??
