Defects report for new apartment and appliances

My partner and I are looking at buying a newly built apartment. We've noticed a few things that need repairing - the gas elements on the new high quality stove aren't working properly and the air conditioning unit in the cupboard has a sign attached to it saying it is 'currently being tested'.. We're not sure it works.

Anyway, my question is, what should I do about this? Should our solicitor include a clause that they fix it before we move in, or is there some sort of defects report (my sister mentioned that) that we should get done... I'm mainly interested in those 2 appliances. From what i can gather, a regular building inspection doesn't include testing appliances etc so would not really be helpful for us.

Also someone mentioned that with new places that there should be a 3 year warranty or something on all appliances... Can anyone help?

There is a 7 year building defect warranty - and you are right this will not cover appliances. The appliances come with their own manufacturers warranty of 12 months + or whatever it is.

You should check out that everything is working the day before settlement monies are handed over by your solicitor. Then delay settlement until anything found not to be working is fixed to your satisfaction.
 
I would certainly have a clause mentioning known defects in your contract so that they are fixed before you settle.

Also include in the contract that manuals will be supplied for all appliances plus details of where they were purchased. You will need this information if you want to invoke the guarantee.
