Depreciation - timing when to replace aircon

Hi guys,
I've got a depreciation question regarding an air-con. 1st IP so still getting my head around depreciation :)
I need to replace an aircon in an IP that is not working.
Is there any benefit in waiting till the new financial year or not, ie does the 1st yr of depreciation get adjusted to only apply for the 3mths remaining in the financial yr? Or can I claim the whole 20% of cost for the 1st financial yr?
Also, I believe I can write off the cost of the existing air-con?

If its not working and you don't intend fixing it then you cannot depreciate it.

The balancing adjustment event has already occurred !

Unless you regard holding it as serving a purpose of filling a hole in the wall of your IP or something ?

Delaying purchasing a new one does not affect the deductions on the old one.

You apportion for part years.
