Developer Contributions - can someone fill me in?

I am a bit shell shocked that council want to charge me $15,000 in developer contributions to aid their funding for new amenities and public services because of 'the demand my development is putting on the community', I am only wanting to sub divide one little block not build a 20 apartment building - is this right? and is this standard?

I haven't bought anything yet, just doing research and am new to this so forgive my uneducated shock.

S94 fees

Yes, this is correct. We are subdividing 1 block in Wyong and paid 18k. You need to factor section 94 fees into your feasibility study.

How can you tell if section 94 fees are relevant to your block. Check the Section 149 certificate from Council and it will state in there.
 
In Brisbane its about $20k to $30k per dwelling, this is standard procedure. You may also want to allow costing for civil construction if there is no services to the proposed site.
