disadvantage of JV with a landlord thats also the architect

Hi guys,

Im thinking of going on a joint venture with my neighbour in combining both our lands to build units. But my neighbour strongly suggest that she was to be the architect for the place.

Base on your knowledge what are the advantages and disadvantages of a landlord who is also the architect?

any help is appreciated.

The risk I see is you not liking her design for your block. You will have problems sacking your JV architectural work and still have a JV Partner.

Is he/she experienced in the right type of architecture to work out what is best for the blocks?

Do they intend to charge you for this service and is that competitive with other options?
 
Quite unsure on the experience but will find that out. Just thought if there was anything I should be on the look out before semi agreeing to it.

They do intend to charge. But will be cheaper than other architects.

So I'm in a dilemma.

I'm also concern where I'll stand if something was to happen with the building but I'm assuming that's the responsibility of the builder?
