Hmm, i had different figures

$240 - 8% PM fees = $220.8

$220.8 *52 weeks = $11,481

$11,481 - $2,000 fees and rates = $9,481

$9,481 / $225k = 4.21% net return

Is this right or am I missing something? Still seems like an average return, what is depreciation like coming from the reno? How old is the property?

Yep, I tried selling a place through here, ended up getting an agent and 20k more through a traditional listing. Was worth paying the agents fees for that one :)
