Farming Zone + Designated Bushfire Prone Area

Hi folks

I'm a mid-20s Sydney-sider interested in purchasing my first investment property in Melbourne. A property I am interested in is classified under the following Planning Zones:

  • FARMING ZONE (FZ)
  • SCHEDULE TO THE FARMING ZONE
  • GENERAL RESIDENTIAL ZONE (R1Z)
  • SCHEDULE TO THE GENERAL RESIDENTIAL ZONE - SCHEDULE 1

As I'm new to property investing, I'm not too sure what the implications of the above are.

The property is ~750 sqm and in a suburb which is <20km from Melbourne CBD (north).

I agree with Tigger. Alternatively, if you search for the property on Land Vic you would be able to read the restrictions of the FZ zoning. Personally, it sounds like you wouldn't get a permit to build - FZ is notoriously difficult in that it is land put aside for (you guessed it!) farming. However, the size of the block seems odd.
