Hi Scott.

From my 28 years experience in property there are only 2 truly non-profit organisations that I know of in my area of interest:

The Australian Investors Association and The Property Owners Association

I am a member of both and they are both fee based and are both kosher.

I recommend every investor to join these associations if you are truly interested in the truth about investments... they ridicule the scammers when they are exposed.

To Scott. I can see you have moved to another investor level. It was good to see you out and about at auctions looking for the bargain.

They do not come to you on a plate from your local marketter. (Why dont THEY buy them all if they are such a deal?)

I have been waiting for the marketter balloon to burst but it has been a very slow leak.

Is it only the people like Scott who are aware?

Scott, you are no longer satisfied with just average/or below average investments.

You are searching for the truth.

The truth is... most people on this forum have still to make the mistakes you have made before they understand it.

What about a forum where people who dont want to buy average properties (eg individual units at 5% - 7% returns) they want 10% - 12% returns and are interested in subdivision, strata titling, re-zoning, & can get specialist discussion.

Is anyone tired of hearing people buying properties that are average, average, average. eg Is this unit from this marketter better than this unit from that marketter?

Does anyone have an interest in an advanced forum where we make super profits that could work in conjunction with this one?!!?

I think that Australia needs a site just like the one above....

It goes hand in hand with the 'Think and Grow Rich' principal of having your own Master Mind Group. Napoleon Hill would be proud of us :)

Why not create a private Forum?...where we can have more indepth discussions - get down to the nitty gritty...really help each other out.

Why not have chat rooms as well? That's when the real ideas will start flowing...

There are lots of other things that could be done in addition to the above...things that can't be done in a public forum.

I've only been coming here for a few days...but one thing that strikes me is that this Forum is a gold mine for the people who run it (what a great (read 'cheap' and 'easy') way to research what content to include in their next their book!)

Anyone interested in building a truely independant and private web site with me! Geoff?

Geoff I'm with you on the AIA POA issue. As we discussed last week at the AIA Retreat (not that you were in any state to remember - I'm amazed I do!) All of these Associations, the media, financial advisors, etc. only cater for 'average' investors...what about those of us who want to be 'ABOVE AVERAGE'? Where can we go?

I too am a member of the AIA and the POAQ and I would recommend them to everyone who is truely interested in their financial future.

Some might call this spamming, but these are spams that you should follow up....

This www based discussion site simulates a newsgroup . Get a newsreader and have a look at some of the Internet newsgroups. There is one called aus.invest . It is just about swamped with people talking about shares - not much property. Newsreaders have a lot more flexibilty - ie it is easy to filter out spam - or if you think some one just talks rubbish you can just filter them out so you never see their posts

You are fired up arent you!

I do believe the forums like Somers site serves a tremendous need in the property community and is only the tip of an 'information need' iceberg.

I would love to be part of any site that is truly independent.

That is a very very rare commodity in this 'dog eat dog' property world.

The concerns of the people on this forum of being 'left out' would have to be addressed though.

It seems to me they will be better served by having more choice anyway.

I say lets take this further. If it is feasible, all investors will share in a diversity of opinion.

Only one slight problem ...my property purchasing knowledge far exceed my internet web building skills.

Like I know notheeeng!!! How are yours?

I don't know about an advanced forum, but I think we need a better forum - from a technical view. Have a look at http://bne001w.webcentral.com.au/~wb038 (log on as guest) and you will see a forum I run for some software I sell. BTW, If you understand what we are talking about, then you spend way too much time with your computer :) This type of forum also allows you to use the forum as a mailing list where you get copies of each post emailed to you and you can reply by email. So you don't have to go visit the forum every so often to see if there is anything new. But all the old posts are still there so newcomers can read all the old posts. If there is interest, I'm happy to set up and host such a forum.

Don't want to upset out present hosts though....

Another possibility is crossposting the proceeds of the advanced group to the forum. *IDEA* - Somersoft could host both and make some sort of gateway beween the two. I certainly think there's room for reorganisation here. Perhaps a series of fora (see http://www.quartile.com.au for their discussions - you might recognise some familiar faces and subjects!)

Keep the advanced talk here I say. That way, novices that want to listen and learn will learn at an accelerated rate. At least you experienced lot give us the option to learn or not to learn.

I've learnt a great deal here in just a couple of months, and am already thinking of ways of getting my hands on a second property as soon as I can.

I couldn't agree more with Pierre, my question may have seemed trivial and even a little annoying to those of you who are more advanced but how do you expect people to learn.

If not from the warnings and advice from those that have been there and done that, novice investors like myself would continue to make stupid mistakes. This forum should be for all to ask questions, read responses and take from it what you like. It is up to the individual to decide what they want to read or not.

If you don't want to read or respond to the questions posted by those with less experience then don't. At least give everyone a chance to read the advanced postings and learn what they can.

Keep up the great work.

I have learnt so much from some of the 'advanced' discussions going on here. I can ask a dumb question and know I won't get laughed at (too much). Don't leave the novices to answer novice questions and keep asking the hard and tricky concept questions so we all get to learn.

Me too. Up until this moment I thought the IC (Investors Club) is an up & up. It is only from people like you - who have been there and done that - we novices learn things. Have your advanced forum if you want to. But please don't abandon this site.

If an advanced site is generated, will you not be interested in getting in new ideas from other people who have never even heard of a forum before (This was me until 1 month ago.) who may have very informative ideas and information to contribute? I am new to this arena, however lots of the issues raised are prompted from a novice. Some times generating a wealth of advice. However I think a chat room would be good. Lets all help each other. Thanks to you all. Please stay with us. P.S. Don't we all want to be above average IP owners?
