way too big a project for me , but for one of the bigger players, their is an approved site in the heart of Qbn this place is like a satelite city to canberra,
the deal is 84 twobedroom site, with the first two stories for retail/comercial shop fronts, selling the land and apps for $4 million,

I have a question and then will give a bit of advice
why is it two big
there is no site to big as long as you have a group to construct and manage and then divide.
its that simple now to the post
great value against what
I need to know the following
why are they selling
have they got true presales and to what value
is there a building contract or qs done
and can you sell two in that area at 400 each
because that what they have to be to make the numbers work now if I don't have that I can't tell you if the numbers work and the numbers have to work for me to be interested in the first place
its that simple
oh and you need a lender in this market to stump up 21 mil for the construction
and there is not alot of them around at the moment
thats why its up for sale and not alot of biters I think
