has any one bought IP in ballarat in the last 3 months

its been a while

I am on my search but a bit busy with the job

just wondering to see if any one has bought IP in ballarat

in the last 3 months

I have checked re sites --- strangely there were very since I have last checked ( 3 weeks ago)

the market seems to very hot

any one has bought or looking to in near future

yep, bought 3 this year

2 in longley st, alfredton
1 in creswick rd

all stunners and neutrally geared on 10% deposit, no work done.
 
We're about to pay our deposit and go unconditional on a place in Mount Pleasant (assuming it all works out - have a few hassles from the vendor's end, but anyhoo ...).
Not sure we'll get pwinne's figures, but it'll be ok. Land size is good, corner block, close to Sturt Street - and about $70,000 dearer than it would have been five years ago, according to our (local) conveyancer.

Well, they say sepastabol (the suburb of) is the 'rough' part of town. Having said that returns are good there.

The areas west of gillies street (near wendoree station) is apparently a no-go zone.

The rest of Ballarat seems OK. But I worked there a lot last year and was able to study and invest!

basically looking for IP under 200 ( can stretch a bit more )

to gain entry into market ... within my budget

so looking for a suburb to be close to all amenities

cannot decide on the areas - as I don't know about them

and have seen the below IP's but confused

location seems to be very good - any comments on the area - not too many visits as well - what does that indicate ??/

so tyring to learn some basics on how to narrow my search and what to look and what to avoid ???

Maybe try the following:
- use Google StreetView to get a bit of a preview and an idea.
- then go and drive around and walk around the areas.

You will find that generally the 'bad' areas will stand out; unmown lawns, cars on lawns with no wheels, etc.
 
Yep. The market is running hot. I got in when it was not sexy 12months ago ;-)
most places are good to buy in Ballarat including misconceptions re places like Sebas. which are going through re-invigoration
It's my favourite spot to invest in OZ. Tho the whole area from Bendigo/Castlemaine/Daylesford/Ballarat is a no brainer to make good money with a small capital base.

Have been away from the forum.

OK

2 x 1 bedders in alfredton for 112k each (old but in great condition): 135.00 p/week rent
1 x 3 bed (2 bath) townhouse in central Ballarat 235k: 290 p/week rent (new place)

all on smallish plots of land.

and looking at another after 21st Jan when I get some more cash$ and perhaps something in brown hill that is sub-dividable.

I'm also doing a sub-divide in Dandenong which was delayed otherwise I would have bought more.
