funny how people get worked about things hey? not really much diff between #1 and #4 (at the top and bottom level).
 
If anyone wants to give me 1.5m unconditional cash for our 4x2, I'll probably rip your arm off in the rush to take it from you. hahahaha :D

the stamp duty alone would pay for about 3 years rent. what is your attitude to resi property right here and now? (apart from negative!!) you are pretty well set up but if you are coming fresh into Perth would you splash the cash on your own pad, or just invest comm and rent resi? or buy resi and collaterise against comm?
