Heritage listed commercial property

I have been offered a Hotel (freehold, but with no pub licence) in a good location in a growing country town, and for a good price. The large building, on a large parcel of land, is in a commercial zoning and can be used for any purpose subject to council approval. The problem is that , like a lot of grand old pubs, it is heritage listed. Does anyone have any experience with developing heritage listed buildings, in particular country pubs? Thanks
 
Nothing about country pubs, sorry. And even less exprience about heritage listing.

My only experience in Queanbeyan was that, in the heritage area, you were only allowed to change any exterior to an approved colour/style- and that the council would match the amount spent $ for $. I think that any other improvements (interior) may also have to ahve been approved.

This will vary hugely depending on council regulations. The first place you need to check is your council- just to determine what you can (and can't) do.

Other than that- post some more details. It's all very avgue so far.
