home additions prior to settlement

Hi,

I am considering buying an Ip to which I want to add a deck, pergola and a carport. I would like to begin my work as soon as the property settles (or prior). But since the title is not in my name(ignore trusts for the moment) until settlement, how can I get the plans for the property approved at the council prior the settlement? What do I put in the contract?

You can put things in the contract to the effect of:

Vendor grants purchaser immedaite and full access to the property upon payment of deposit of $xxxxxxxx

Vendor will sign any building approvals required by Purchaser

Purchaser will be responsible for insuring home and contents during this stage.

etc.

I've done one recently, and the conveyancer had a standard contract for this type of thing. Speak to your conveyancer. Works well if the place is empty already. Could be harder if not....


Plans are approved by having them co-signed by the owner.
