House + Granny Flat Designs

Hi All,

I am interested to know if there are any floor plans/house designs which features a double storey 4-bed home with an integrated 2-bed granny flat to fit a flat piece of land of 450sqm with a 13.5m frontage (Sydney).

It seems quite rare on the internet, although I was able to find a few examples from Trend Connection and Bellmarch.

Why is this so rare? I this a silly design or too hard to do?:confused:
 
I've heard of a number of builders doing this in QLD for quite some time but very quiet in this space in NSW. Perhaps the builders don't think there is demand as its simple enough to build a detached granny flat rather than building firewalls within a property for a non obvious second residence.

I've had work done by Trend Connection and recommend them if u do decide to build.

If for a new build, have you investigate if your council allows dual occupancy for the land size you have?
Most people go with GF build backyard to save the approval hassle/time, but since you're doing a new build, you will go Council for the main house anyway.

13.5m frontage is not that small

If you can get away with a dual occupancy that you're not restricted to 60m2 for the secondary dwelling. Would be ideal, say total house floor space 250-300m2, like a mini duplex but on 1 title

Wow didn't think of that possibility! Any recommendations on Sydney builders who specialise in these type of builds?
 
Why don't you just pick a home design and get the builder to add the integrated GF? Some builders don't do this but a lot certainly do.

You could get both done under a complying development.

Why dont you get a drafty to design and draw up what you want. Then hunt around and get a few builders to quote for the job.

How much do Sydney draftsmen charge? Also do they charge per hour or sqm?

Do they design the entire thing? (i.e. from concept, facade, floor plans, interior, etc)

Anywhere from $500 to a few k i would imagine.

Yes just google a few looks you like and elevations etc and they can incorporate that in the design.

getting a draftsman is much cheaper but he/she will not understand so much on architectural details, hence an Architecture is much more expensive.

I use a draftsman for a garage/out building conversion to a granny flat etc, but new build would Architecture preferred.

I haven't used Rescon Builders, but Director Tim Cocaro who is a down to earth guy. He also participate in SS post but the building industry has picked up alot over last 1-2 years hence we don't see much of him.

Why not give him a call?

Talk to Wincrest. They provide an architect appointment for custom build within the initial deposit of $1350.

granny flat builder recommendation sought

Can anyone recommend fev mono constructions for my granny flat build? I would just like a referral if anyone has used them. I am still getting quotes. I have contacted most of the other grannyflat builders and they are all too busy. thankyou, julie
