Don't know how I'd handle a negative geared portfolio.

$20k negative ... not even if I made $200k+/year would that make sense to me. Comfort level would be maximum $5k and that would have to be for 1-2 years over the entire portfolio.

$8k for close a bit over $1mil at 92% overall (factoring in all borrowings including PPOR equity used).

When PPOR becomes an IP it'll be neutral, equating to $8k holding costs for closer to $1.5m at around 85%.
