Investmant in merimbula & Lakes Entrance. Thoughts??

Hi Everyone,

l am new to this forum; looks like a great place to share thoughts and ideas.

Anyhow, l was wanting to hear your thoughts on a couple of invetsments we have entered in the past 12 months.

Our first was an OTP managed apartment in merimbula which we are now settling on once some problems with some of the fixtures and fittings has been finalised. Has risen in value around 70K in the 12 months since purchase. Merimbula looks like an undervalued area to me given the natural beauty of the area, its proximity to Canberra and its prices realtive to other places further north. The local RE agents report a growing nterest from Sydney siders. We have been debating whether to hold or sell. Has anyone here experience with this area and do you think it will continue to rise in value, or possibly drop this year with the uncertainty thats around at present?

Second investmant was made just last week, again in a Managed aprtment complex to be built in Lakes Entrance, about 3 hours SE of Melbourne on the Gippsland Lakes. Again a very underdeveloped area with great natural beauty. Complex is to be massive for the area, 85 apartmnets, 4.5 star, resort like facilities etc. l think it will put LE on the map as it lacks this type of accomadation at present. Development is called "One The esplanade" Has anyone here looked at it or got any thoughts on LE in general.
