Investment Property next to Kindergarten

Hi all
Silly question, is investment property next to an Kindergarten good or bad.
it there an advantage to have an investment property next to a Kindergarten or does it loose value or increase it. or is it helpful to get rents in.

I suspect you know it is mostly bad. Very hard for a tenant to get "quiet enjoyment" next to something like that - as well as the added traffic in the street at drop off & pick up times.
 
Bad but depends where.

Once saw a property in a AAA residential area and street just next to a childcare. Sold for around $1.35m in 2012. Probably worth $2.2-2.5m today.
