Kewdale, Perth

Hi all

Been checking out a nice opportunity for a PPOR in Kewdale and was wondering if anyone has any opinions on the area.

I see it as a value area which is relatively devalued due to its association with industrial area. Thus its growth has been stunted. However, it may well have its day and is a good alternative to Rivervale/belmont etc.

What do we reckon?
 
the muslim community bought out the local school and hence has increased demand around the kewdale school area, which is more the area towards leach hwy. the area name has bad connotations i.e. industrial, however the boundary extends further towards gt eastern hwy than most people realise.
 
I believe Kewdale holds some promise, particularly if you find a property close to Tomato Lake, or Belmont Forum/Oasis Leisure centre area. Also good access to CBD via Orrong Road/Graham Farmer freeway. The suburb is being rejuvenated, and this will continue.

This is what I believe. The property in question is closer to Orrong and the border of Rivervale. Still a location with easy access to many amenities.

Will check it out again over the next couple of days to see if we still like it :)
 
Rivervale has just gone through a huge increase, given it's vicinity to the city, I think it was well undervalued a few years ago, we started looking there a little too late I think. Have stayed away from Kewdale but the ripple effect should see prices rise as it is really only a few suburbs out of the city. The industrial area will prevent it from ever being an exclusive suburb, but definately some room to move given surrounding suburbs.

Well having lived in the area for a coupe of years...
I like the location.. conveince too city and shopping centre is very handy... there some rougher bits.. but thats like most places in the city of Belmont...but if your talking closer too the rivervale border you should be ok...

What street you considering??

We would consider more seriously if we were confident of the direction that suburb is taking.
 
Well 2.5yrs ago… the suburb had a 9%yrly growth for the last 25yrs… which looked pretty good too me… With the recent boom everything has gone up… ive noticed in the last 3months things seemed to have slowed for Kewdale… Lets hope not coz Ive got an IP there…

Looking at the median house hold income of 652 doesn’t all that promsing… I suppose as long as it outperforms the suburb your currently in, in the future… then you should be better off..
 
I am still learning about IP and I have a question to ask. Given that the median house price in Kewdale is 268K and with a similar amount we can get an IP in a coastal suburb like Port Kennedy which one do you think will give a better return in the long run? Why? One is an industrial area near the city, the other is a coastal suburb far from the city.

Coastal land!!!!!! They arent making anymore of it and its getting scarcer and scarcer. One day they will run out. Just my 2 cents. If it was my money west of the freeway and to the north. Still plenty out there for that money.
 
Is there much demand for rentals?? And what is the quality of tenant??
Coastal or 8km of CBD… for long term growth… tough call…
Looks like theres still a lot happening and too happen both north and south coastal…
 
Kamak, where exactly north of Perth?

Do you think suburb like Padbury, not quite beach front suburb but right next to Hillary is still a good buy around 300K? Rent is only around 200/week but.
