High yield IP from blue chip locations is a bygone era IMO

At this stage in the property cycle Higher yielding IP's in higher CG areas are not found they are Created - hmmm worth thinking about :)
 
Right property, right level of rejuvination = higher yield :eek:

Seems to make sense to me, but with no current IP's I'm long on reading and short on real experience. :eek:
