landsborough-nambour rail upgrade...Do we sell up?

Hi There,

We own an IP in Mooloolah QLD and live in Melbourne. We went up there this weekend with the view of buying a house in Palmwoods but learnt of this railway upgrade? It is the first we have heard of it and I am appalled that we wernt notified at least by the council??

We certainly wont be buying in Palmwoods because the tracks are pretty much slicing straight through the middle of the road we were looking at!!

Our property is in Paget st Mooloolah and according to the maps should not be overly affected but we are very concerned that this could de value our IP due to the tracks being brought closer to our property.

I feel so deeply for those who will now have train tracks on their doorsteps and will not be compensated? Apparently the only people who will be compensated are those whos properties need to be aquired to make way for this development.

I have no doubt that a more efficient rail service will be good for the rail towns but we are now left thinking should we sell up and avoid the headache??
Does anyone know anything else on this or have an opinion that might help us?

This has been in the pipelines for a few years and is happening...my parents live very very close to the rail and its a small hassle, but it's just like any "near railway" IP....the development along this corridor is essential and they may repossess, they may not, but then you'll be stuck with a house right near the line....it really is your call...

While an item might only occasionally get in the print or electronic media, it can still be well-known locally. But outsiders would never know unless they do research - including talking to people - not just the internet.

Now imagine if you'd bought sight unseen!

Neaka, we are looking at buying in Nambour BECAUSE of the train.(well that is one reason)

Our trainline has just been written up as grossly overcrowded. The extra train will make the trip to Bris an easy 1.5hr ride. We have a growing population and this train line is well overdue. (Whether or not we ever see the link thru to Maroochydore is up for debate)

The hinterland towns (along the existing line) have grown hugely over the last few years. My (uneducated) advise is hold. Mooloolah is a lovely spot and the train line will not change that. (you are still only looking at a total of 4-6 trains per hour 2-3 each way + plus the odd freight oh and the tilt train :) )

I grew up in Beerwah, a railway town along this stretch, and all I can say is that the train is great. Back in the late 90s the "dualification" of the line began to be discussed and it really took momentum a few years ago. BUT, I have to say there have been other parts "discussed", such as the Landsborough-Caloundra line, which is WAY overdue, and Maroochydore could also use a link. But as with all things, this willt ake a few more years. Along with the McDonalds for Beerwah, which has been in town gossip since 1995. :)

The Caloundra/Maroochydore link comes (according to the UBD)from Beerwah station up through Pelican Waters, Caloundra, Maroochydore. Supposed to be finished by 2026 but we have heard that before (Redcliffe is still waiting for a train)

IMHO immediate proximity to a railway line is becoming less of an issue. I also believe that the improved property values because of the railway line upgrade there will easily outweigh the possible minor decline in value (if any) because you are closer to the railway line. If you must sell, I would wait till after the upgrade is completed
