Leaseholds

I looking for constructive advice on leaseholds for residential property. I am aware of the ACT being leasehold land on 99 year leases and they can onsell the property. I am also aware that bank wont lend if the lease is under about 50 years and leasee can be as much as 300 years.

This is what I am looking at doing. Purchase land out right and build property on leasing property on a 25 year term. The location of these property will be areas of great beauty with views that will amase. The market I am looking to attract will be High Net Indiviuals who are looking for lifestyle properties.

Who Will Lend on this time frame?
What should the lease contain in it btw me and the leasee?
