Legalities of approaching tennant as part of your DD as purchaser

Is there any laws/processess regarding approaching the director of the tennanted company of a commercial property you are thinking of purchasing. Reasons for approaching would be to discuss how their business is going financially, if they are thinking of adopting lease options, if they are struggling in the rent, etc.

I ask because I know there are whole laws to protect resi tenants for privacy reasons and want to know if this is reflected in commercial tenants.
 
There are no legal reasons that you can't do this. In fact, it is highly recommended as part of your DD, especially if their Lease term is coming up for renewal.
On a side note, make sure that all amounts owed by the tenant are up to date before the Lease is assigned.
