Any Melbourne real estate agents, or investors, that are up to speed with industrial land availability?

I'm looking for land, for the purpose of building a small factory. Criteria:

- between 1.5 acres - 2 acres
- located within easy reach of Western Ring Road - between Sunshine and Tullamarine
- price depends on location...no set figure.
- 12 month settlement preferred, unless vendor accepts contract subject to plans and permits.
