lowball or asking price?

I have a question.

I bought a three bed townhouse last year for $176000 and is currently returning $260/wk rent, another in the complex is now for sale although this is a two bedder and asking price is $200K and I reckon rent should be about $250/wk, so the question, if I pay close to asking will this help with increasing the value of my existing townhouse (based on local and previous sales) or should I try to buy it at the best possible price I can?

Hi Big Tone,

I think the premium you are willing to pay on the extra unit should be guided somewhat by the size of the complex.

For example, if there is 3, payment of a large premium would seem warranted. If it was a group of 8 or 10, not really.
 
But if it lowers the price of the others, you might pickup a few more even cheaper.
I sure would'nt be offering asking, maybe 170/5 not to go too low.
But do some research on any particular reason they may have for selling and what sort
of price may be accepted.
