Maintenace - Those little tasks

Its often the small things that catch you out.

For example just got back from one place I built 6 years ago. Tenant had called as her child had managed to displace a large amount of water on the bathroom floor and it was not draining away.

Turns out the floor drains just go outside the house into a little upright 100mm piece and that is it. Of course after 6 years they were full of sand.

Just glad it wasn't one of those flexible tap hose bursting or I would have had a flooded house.

I opened the cellar of one of my terrace houses and found groundwater had seeped in up to my knees. Need to pump it out.

Well caught Doovalacky, wish someone had noticed the water leak at one of ours before it rotted out the floorboards. Unfortunately due to the way the place was built, it was easy to miss.

On the other hand, another tenant of ours just happened to notice something a bit awry with the meter box and that probably saved us (and them) a rather serious house fire. Observant tenants are a blessing.
