Moving into a superanuation funded home

Can anyone tell me if I can buy an investment property with my superanuation fund and then move into it when I downsize in 5 years? I am semi retired.

You're not supposed to use the SMSF to purchase property that you will be living in. It's one of the basic rules.

When your super fund is in pension phase you can sell the property back to yourself then move into it. Since the funds is in pension phase you will avoid paying any capital gains tax. There may also be provisions for avoiding stamp duty on the transfer.
