Place is cheap and run down, but I have had applications from everyone from renters who have bought a place but are waiting for it to settle, to workers, to students, to backpackers...
If your wife wants peace and quiet when she's there, another option would be to rent a room out permanently as an artist's studio with a strict condition of no living there. Rent would be a lot less but she wouldn't have to deal with other people at night.
