Going back to the original question and to some of the answers. You have to get out there and get your hands dirt by doing some research, talk to agents valuers people who have properties. Yes there are some +ve dwellings and in the overall picture there are some +ve suburbs you have to find the right property in the right suburb to get what you want. I understand the need for + cashflow when i was starting out that's what the banks wanted, to see some cashflow. I started with cheap high return properties to satisfy them. Here is some suburbs where you can start looking. Frankston Nth(pines area) hastings, Doveton, Hampton Park, Hallam, Dallas, Broadmeadows, Campbellfield. The hard work is now up to you. If u have internet access use it it cuts out a lot of mucking around.
