Need help with special condition on a new lease while GF under construction.

I plan to lease the front house while a granny flat construction is under way at the rear. I wonder what are the typical special conditions needed for it. I know unrestricted site and service access would be required, but I don't know any finer details.

Also, should I market it at reduced rate, or normal rate with discount?

Yes - it needs to be stated in the lease that "the tenant acknowledges that.... State conditions, access requirements etc...

You do not need to reduce rent for any legal reasons but may want to do so for marketing... Sweeten the deal and you would be more likely to get a tenant that is willing to put up with construction.
