New development in Tenby St Mount Gravatt

I have a LMR property currently rented out, planning to go for DA and received below options and quotes from one company. Are these figures look okay? Thanks in advance.


Option 1 ? 4 Townhouses

Architect - $5900
Townplanning - $5000
Noise Report - $2000
Landscaping Intent Plan - $800
Council lodgement Fees - $8200
Public Notification - $1300

TOTAL - $23,200

Option 2 ? 6 Apartments

Architect - $7500
Townplanning - $5000
Noise Report - $2000
Landscaping Intent Plan - $800
Council lodgement Fees - $8200
Public Notification - $1300

TOTAL - $24,800
 
The council lodgement fees seem a bit high, but the other items look OK broadly.

Also, I can't see any Surveying fees. Surveying is pretty exy too. Could be 5k or more.

Are you aware of council contributions? They will be a big one.
 
I would be looking at townhouse finished product in that area, there is a bit of unit stock that you would be competing with when it comes time to sell as a result of the recent rezoning
