Ocean Shores Duplex

I recently landscaped this new duplex development for an acquaintance in Ocean Shores, Northern Rivers, NSW. This was his 1st duplex project. I know that he is very keen to offload at least one of the units as he is carrying a large debt. Pretty sure he would be even more negotiable if exchange was done this financial year. I think that the rental appraisal was around 400/wk.

Ran into the owner the other day and he's dropped the prices to 410k - not yet shown on the website. He has rented the front unit at $380/wk ( 3mth lease ) and had someone wanting the rear one for $400/wk but they didn't want to move into a place that was on the market. Still very much a buyers market here.
Felt like he is feeling the pinch and needs to consider all offers. I told him I would post here to help find a possible buyer.
