Yes cheap property is a good investment. But its never makes good sense to pay too much for property or to listen to the advice of self-interested salesmen.

The good news: large Australian cities will soon enjoy a modest property boom thanks to lower interest rates. We are seeing that happening in Perth and it will soon spread to other big cities.

But lets keep it real folks. The sustainable profits will be confined to the lowest quintile of property, especially those older houses on dual occ or larger blocks. Everything else is less likely to outperform inflation over the next decade.

In a nutshell: 1. Buy cheap. Never overpay. 2. Don't buy newish stuff. 3. Be wary of commissioned agents.
