Opinions on some Sydney Suburbs

Which of the following suburbs has most potential for capital gains? Im buying to occupy.

1) North Ryde - house
2) Wollstonecraft - townhouse
3) Artarmon - townhouse
4) Crows nest - townhouse
5) Naremburn - townhouse
7) Eastwood - townhouse

Wollstonecraft, especially near the park and Crows Nest - my favourite st was Atchison - half way between St Leonard train and the Crows Nest cafes. Both are great places to live, for somewhat different reasons, and I think will always be in high demand. IMHO North Ryde and Artarmon are not in the same category as these two. Not sure about Eastwood.

thanks for your view. I put north ryde in the list becuase of the upcoming new train station. There are still some older houses coming under 700 which are close to the station.
