Yes, the gap between 2 & 3 is certainly getting smaller!! I'm settling on a 3 bed nearby next month.

with the residex house price index, there may well be soon enough!
The place next time mine is now under contract for aprox. $40k more than I expected mine would get, and within 6 days of being listed.
