Positive real estate in Cairns

Hey guys, Just wondering why is there so many CF+ properties in Cairns ?
They all seem to be Appartments or Units, and in resorts..

I guess something like this would experience very little growth if any at all, but if its CF+ wouldnt any CG be a bonus ?

Are these good investments or something to stay away from..

I live in Cairns & I can tell you 99% of those properties being advertised as CF+ are loaded to the max with huge depreciation benefits so I would doubt that they're true. I mean $400 per week rent on a $420,000 property - is that CF+ means? I don't think so IMO.
 
There is a couple around the $80,000 mark getting $150p/w rent..

Wow, tell me where?!! I haven't seen anything under $100k for a long time. Even the studio apartments in resort complexes are now all over $100k, and I'd be wary of any promised rent - check out if it's net or gross. Also the capital gain on these types of units is not so good.
