Possum Box

True story. Inherited the cleanup of this fiasco as a new PM. No wonder the previous one left. Tenant rings PM complaining about a possum in the ceiling. PM sends out the odd-job man who follows PM's instructions and makes a possum box to place on the nearest tree in the yard because possums are protected and territorial and cute'n'cuddly etc. Bill $80. Next week tenant rings again and says they're rats, not possums. Pest man visits and confirms rats, baits them etc. Bill $120. Both owner and tenant refuse to pay for possum box, odd-job man wants payment. Who pays ? Finally, tenant and property owner agree to pay 50:50. PM breathes sigh of relief. But PO wants to know who gets to keep the possum box ? Gotta be a comedy with a hidden camera right ?

That's pretty funny. Should have checked that it was a possum first instead of taking Tenants word for it.

Some tenants like attention and are adept at keeping the PM and owner on the run.

This could call for a rental increase when the lease expires because there are many tenants out there who would have bought a packet of Ratsack from Woolies, put it in the ceiling and said nothing.
