My thought is 75% chance they are dodgy and 25% they have just had a bad experience with an agent before.
Private owners like yourself use our website to advertise on realestate.com.au (and many others) but we don't advertise on Gumtree because from my experience tenants mainly look on Gumtree for either 1 or 2 reasons:
1. There looking for a bargain
2. They don't have good or any references
Talking to owners that use our site and Gumtree at the same time, tell me they did get a fair few enquiries from Gumtree but had to sift very heavily through them to find a half decent tenant but most found their tenant through realestate.com.au.
