Have you considered privately managing?
Not for the faint-hearted but I have had the same tenants for 3 years without a problem, and I get all the rent.
They don't get property managers clip-clopping around in high heels making intrusive comments about their artwork or furniture.
It's a win-win.
Got to pick your tenants though.
The insurance? Buy comfortable property very close to the CBD. You will have an enormous list of applicants. We had 22 phone calls the morning we put our 3 line ad in the classifieds.
