Property Trusts and Director insurance?

If you're a Director of a trust that holds property and nothing else, do you have Directors insurance? Why and why not?

Trying to come up with scenario's where tenant can sue the directors for breech of duty or care for whatever reason and director is liable.

For those that have it, who are you with and what sort of dollars are we talking to take it out?
