Property valuation

Hi All,

I have just recently had my investment property valued and have a few questions that I would like to get peoples opinions on.

Would solar panels, rainwater tank (plumbed into the house), and network cabling (Cat 6), some call it smart wiring be a feature that should be listed and taken into consideration?

In my opinion the above items separate the house from others as only houses in the estate have the smart wiring (Cat 6) and the rainwater tank plumbed in as a requirement. The property came with a solar power system as part of the block purchase (1.5kw).

If the above mentioned items aren't a point of difference then what is?

Solar panels yes... cabling and stuff, doesnt really add value, its an owner amentity improvement more than anything.
 
Our house had a rainwater tank that the toilets ran off, solar panels and solar hot water and made no difference to the bank valuations, or the sale price, unfortunately.
