QLD - What are your Let Fees?

Hi SS'ers

Just wondering what people out there in South East QLD pay for a Let Fee. Is one weeks rent the usual? Further to this, how much do you pay for PM Fees?

Ive been offered 7.7% by my agent, all inclusive (no other fees) & she will even wipe the let fee which is a good initial upfront saving. Quite happy with this. Im afraid that if you keep niggling at price/commission, they may be hesitant to go that extra mile for you & your property. Does this seem like a pretty good deal?

8.8% is the boutique rate for high service PM only companies
7.7% is pretty normal (av)
6.6% is doable with some negotiation
5.5% if you have a number of properties with the one agent
less than 5% and you have lost their interest and ability to do a good job for you (except for some exceptional circumstances).
