Recommendations for each state..

We are in QLD and concerns about land tax after our next purchase...so thinking ahead wanting suggestions in other areas that fulfil the following criteria:

Would prefer a house, no significant socio-economic issues, close to transport, not in a flood/fire area, no over supply issues just decent growth.

Looking at up to $400,000, will for it to be the type of area where may need a slight cosmetic reno.

So what are you thoughts for VIC, NSW and S.A

If you are looking to avoid land tax NSW is the last place you would look. QLD is the most favourable state when it comes to land tax - just need some structuring advice (use mutiple trusts for multiple properties - talk to a professional to best set this up).

If you decide to buy in VIC around 400k I would suggest to look around the Frankston area - you can still get decent value for that spend.

You can't use trusts to avoid land tax in NSW. They don't get a threshold.

But - it would be helpful for the OP to give more information first.

OP - what is your current land tax exposure in each state?
If you haven't hit the threshold yet you probably don't need to worry?

If you worry about land tax, why dont setup trust every time you purchase in qld?

If you want to diversify, then different story

We have enough for about 1 more purchase between us....

But basically really just looking for other options other than qld, land tax being 1 reason, a bit of exposure to other markets other than SEQ as well.
