Rent Increase Notice (in VIC)

I am thinking to increase the rent. I have a 1 year contract agreement, due in November 2014. In VIC, we have to give the tenants at least 60 days notice of rent increase.

When is the best time for me to give the notice? Can I legally do it in September 2014 (so the rent increase straight after when the contract expires)?

Of course you can. However you should consider if you are leaving the tenants on holdover or negotiating a new lease (get this sorted ASAP).

Thanks Scott. The vacancy rates are pretty low.

The reason I want to increase, because I've just recently reno the bathroom. So, at the end of the day, the tenants have a new bathroom.

My plan is to offer them a new lease (1 year (nov-14 to nov-15)), with a new rent increase. I will do it in Sept-14, so I follow the "60-days notice" rule.

What do you think about this plan?
