Residex Suburb Report - Difference in Total Number of Dwellings

I noticed that the total number of dwellings is different in the free suburb reports provided by residex.

For example looking at the report for West Leederville (6007), Total dwellings is 1,968 at the top section on the first page. But on the bottom half under demographics, it says Total Dwellings 1,315; based on ABS

Is that because the ABS data is incomplete so it's essentially a sample from the census and Residex has used another source to get the actual number of dwellings like titles etc.

Well if it's census it's well out of date, large difference though, has there been plenty of development in the area?

Just called up Residex. The number of dwellings in the top section is determined by using Residex's database so is more up to date.

As Andrew said, Census data is quite out of date so when the new data is released in June it should be much closer.
