I use Residex reports to get an overview of market trends. I then use the tables in a spreadsheet and do my own manipulation of the data according to postal codes, variances around the mean value and exponential growth. The sorted results give me a better feel where sustainable growth points are.

I'd be keen on purchasing some residex reports for what they think are future hotspots if anyone is keen on splitting costs etc
