Self Managed Strata Pros/Cons

Hi
We are looking at a unit (1 of 4), in NSW, and it is self managed.
The units are stand alone.

What are your thoughts on self managed, and how can I find info out what is required of us, if we purchase.

The other 3 units seem to be owner occupied.
Will that pose a problem, if we rent it out?

I am in the dark here, I found NSW Fair Trading site, dealing with Strata but yet to read it.
