SMSF LVR 72% or 80%

Started doing some initial investigation of a SMSF fund for property purchase and was after some feedback on what Lender you went with and what the normal LVR % you can borrow up to without attracting LMI

As always it depends

if ur trustee is personal, some lenders wont lend at all, andothers like STG will limit to 72 %

In addition,what makes suitable security for a normal loan may not be so for SMSF

There are a lot of considerations associated with SMSF lending - LVR is a very small part of the jigsaw in the scheme of things.

Strategically a lender that offers an Offset is a massive advantage.

Tons to consider - please choose the lender wisely as entry and exit fees are huge re SMSF loans.
 
St George have an offset and also available interest only.

AMP + Macquarie dont have offset.

Definitley a big + to have an offset.

Never used AMP, but don't they have an offset?

I note that in one of their brochures Macquarie state that having an offset account on a super loan is illegal!

thats the same macw bank that reckon a Company security guarantee to the unit holder of aunit trust is illegal,or til recently STG and proper offset on PPOR being illegal too :)

AMP, The Rock and St George all have an offset available.

Macquarie doesn't but has other strengths like NRAS under a SMSF.

Trying to educate the boys and gals in branch land of this may be a struggle though.
