Hi Francine.

Can I suggest you name an area where you may be looking for a PM. It will give those here an idea of possible suggestions.

Failing that, go in to different RE agencies and speak to the PM/s in there with any questions you want answered.

Pretend you're a tenant, show up to some open inspections of houses they are advertising, and see if they treat you like crap or not. Also ask any renters you know who their agent is and if they are happy with them. Things like never passing on maintainence requests to the landlord or just never communicating fullstop aren't good for anyone, you don't know what is up with your house and the tenant thinks you're a noxious tightwad.

I've been treated like a 3rd class citizen by PMs often enough as a renter I'd never use those PMs as a landlord.

Happy tenants are less likely to do bad things to your house.
 
When you interview for your new property manager make sure you have good communication with them and they know what you expect from them.

Ask them a few simple questions for example how do they handle communication do they guarantee same day call back when you wish to talk with them. What is there procedure to minimise vacany between tenancies to avoid unnecessary holding costs for you. Do they actively pursue rental increases inline with market trends to offset your holding costs. What is there office procedure with arrears? Do they have the latest software to alert your property manager quickly and efficiently

Do they hand out keys to prospective tenants. Our office
ensures all tenants are accompanied when viewing properties.
Aside from maximising the security and protection of your
property, this procedure enables us to more accurately gauge
the appropriateness of a tenant for the property investor with
constructive feedback.

Do they provide entry and exit condition reports with photo's to protect your asset. Do they conduct six month inspections?

And most importantly are they active property investors themselves rather than it is just a job for them.

We're with Gary Peer for a flat in Glen Huntly. They seem ok at the moment (have only been with them for a few months but no issues yet & no problems getting in contact with them). Charge a bit more than Woodards but I managed to play them off against each other & negotiate a lower letting fee. I guess that's good that they're flexible :)

They have a seperate office for their PM's as opposed to their sales staff...think this is meant to demonstrate they don't treat landlords second to vendors who can bring inthe big commissions for them?

Heard Stockdale & Leggo not so good in that area...bit abusive to a neighbour when she rang them up to complain about noisy tenants...she seemed to think they just put someone in the property & don't want to do any follow up especially with complaints.

I use advantage property in Elwood, they specialise in property management and are an excellent buyers advocate.
I prefer those that specialise in property management and to those that sell houses, then do property management as a side business.
