St Clair NSW House & Granny Flat getting $410pw

We are very close to the point of selling our NSW property, as we wish to re-invest in land up here in QLD.

It is a three bedroom House with a 2 bed granny flat on a 727sm block in a cul de sac., in St Clair,2759, between Blacktown & Penrith.

The three bed house is getting $250pw, and the granny flat is getting $160pw, so total rent is $410pw.
Price we are thinking of is $430,000 which gives 4.96% return.

Obviously if anyone is interested, please let me know or ask more questions.

But also, i'd like comments, ideas on the price etc., if you have any.
