Strata on New Buildings

Does anyone know if you have to pay Strata Fee's on a New Building site?

There are about 30 units still being built (supposed to be built by February but now they are saying May or June) and we've been told we have to start paying the Body Corporate Strata fees.

Is this normal?
 
No...........

The building must 1st be approved by council who then issue a building compliance certificate and release the linen which must then go to land titles office for registration.

Only when the title is registered does the strata plan come into being, and even then a body corporate has to be formed and an intitial meeting has to be held to set the fees.

Someone is trying their luck......

NSW procedure, I can't see it being any different in any other state.

I suspect it is house and land deal so the titles are issued. in this case yes, there are fees due... as general insurance is payable. You will find most of the fee tho is the strata managers fees at this point as there isnt much to do besides pay the insurance bill - so query that and give them a hard time, ask for a breakdown of outgoings. The % of the managers fee may shock you
